We have a very simple and organised way of appointing or instructing us. Step 1 - email us for a fee quotation. We'll normally need to know your name and the address of the property that we will be dealing with (and if it is a dispute who else is involved). Step 2 - we'll send to you with a no obligation fee quote. We'll include a copy of the terms of the instruction (the contract) We'll give you a unique quote reference number. We'll give you a link to our on-line instruction form. Step 3 - in your own time, fill in the instruction form. Complete our on-line instruction form, using your unique quote reference number. Hit submit. You'll get an automated submission confirmation. Step 4 - we'll check that we've got everything needed, then email you a link to book an appointment for the Surveyor to visit. You can browse through all our availablity from within the next few days, up-to 3 months ahead (some instuctions might have different availability windows). Step 5 - next we'll visit at the date and time you selected, and then follow-up with our report. Easy!

Yes, our firm has been registered with RICS since 2003; and Mark Pearce is also registered as a Chartered Surveyor, having been elected a Member of RICS since 1998. The RICS set out the the Professional Standards, including the Codes of Conduct, that Regulated Surveying firms and individual Members must follow. RICS stands for The Royal Institution of Chartered Surveyors.

Simple answer, yes. Mostly you will see us using our modern trading name of Smart Surveyor. Pearce Building Surveying & Consultancy Ltd is our legally registered name at Companies House. We have the Registered Company No. 4826710. 'PBSC' and 'PBSC - Chartered Surveyors' were the trading names we used between 2003 until the early 2020s; they can still be seen sometimes in documents, particularly for long, on-going cases.

Yes, for most Initial Appraisal reports we can offer a fixed-cost fee quotation. We don't charge for quotes and there is no obligation on you to accept the quote.
