Unsure of what service you need?

- see below for common situations

You need a Chartered Surveyor if...

  • Our neighbour has moved the fence, we don't think it is in the correct place.

  • Our neighbour has built an extension and we think it is over the boundary.

  • We've had building work done, but we're not happy with the quality.

  • Our builder says they've finished our building work, but there's still stuff left to be completed.

  • We've got some cracking appearing in our house, we're worried.

  • There's damp and mould in some of our rooms, we're not sure why, or what to do to stop it.

  • We had a pre-purchase survey done, when buying our house, now we've moved in we've noticed the surveyor we used has missed some problems.

A Chartered Surveyor can offer so much more : send us a message and we'll explain how we can help.

You need an Accredited Mediator if...

  • We can't reach an agreement with our neighbour for where the boundary is.

  • We've been trying to get our builder to rectify some poor workmanship, but they won't admit that there's a problem.

  • We've had building work done, but we're not happy with the quality.

  • We had a House Survey carried out by someone who wasn't RICS registered, and they don't have a Complaint Handling Procedure with Ombudsman review.

  • The Court has said we need to go to mediation to try to resolve the issue before the Judge will hear our case.

  • Our Legal Advisers are saying we should try to mediate with the other side before we go to Court.

An Acreddited Mediator can assist with alternative dispute resolutions in so many areas : send us a message and we'll explain how we can help.

You need a Party Wall Surveyor if...

  • We're planning an extension and renovation to our house, we're not sure what Notices to serve.

  • Our neighbour will be starting building work soon and served some Notices on us, we think they might cause some damage.

  • Next door are building an extension and say that they will dig up our garden to lay foundations, and will come into our garden to build.

  • We served Notices on our neighbour but they haven't responded, its been over 14-days now.

  • So that we can build our extension we've been told that we need access to next door, and we may need to underpin their foundations, but they say we can't.

  • There's been some damage caused during some buildng work, there'd been consent to the original Notices, but now we're in dispute. â€‹â€‹

A Party Wall Surveyor can help both sides by preparing an Award explaining the rights and obligations.

Chartered Surveyor

I needed some plans drawn up for submission to Land Registry for the potential sale of some of my land to a neighbour. [Smart Surveyor] supplied these (without requiring a site visit) in just over two weeks after I sent my request. Very happy
