PBSC can assist in the architectural role, in the same way as an Architect, but with the added benefit that we specialise in existing buildings. Since 2003 our Planning Applications for extensions have had a greater than 99% success rate with the Local Authorities of Wycombe District, Chiltern District, South Bucks District, Aylesbury Vale District and South Oxfordshire District and Dacorum Borough Councils.
Whether rear, side or front extensions then we will design you an appropriate scheme to maximise your property’s potential, whilst all the time bearing in mind and advising you where there are local Planning Policy restrictions.
We will discuss your requirements in detail at the outset and advise you where any foreseeable problems might lie, whether caused by technical or policy reasons; then we work to find you the best solution. There’s no “one-size-fits-all” solution so every project will have its own style and unique design.
We provide a comprehensive Planning Application service with advice and assistance including pre-submission enquiries and making full Planning Applications. Our involvement includes preparing all the drawings, plans and details required, completing the Application forms and submitting the Application to the Council. Where appropriate we notify the interested parties (as stipulated within the Planning process).
We can provide the necessary location & block plans obtained from the latest Ordnance Survey mapping.
The Planning Application should take 8-weeks from submission to decision; at the key stages we keep you informed of any news or developments.
Some building and extension work is covered by “Permitted Development” allowances, which means the formality of Planning Applications might be avoidable; in these situations then we will recommend and take you through obtaining a “Certificate of Lawful Development” so that your extension is legal beyond doubt.
Don’t forget that it is not just extensions that might need Planning Consent. Other works might include loft conversions, garage conversions (particularly where permitted development rights have been removed), new fences, outbuildings, raised decking or patios. If you are not sure whether you need Consent then we can advise you. Remember most Councils now charge to discuss proposals with you.
