These types of proposals are quite often the most cost effective because much of the structure is already in place, conversions maximise the space that might currently be wasted or under-utilised.


Many modern cars have become wider and taller than the vehicles that designer’s had in mind years ago, the result now is that many garages are not used for cars because they are too small.  Converting this space is often a cost effective solution and provides a good sized additional room.  Garage conversions make for excellent office spaces or studies, spare guest bedrooms or family rooms.  Where possible we try to design-in new shower rooms or WCs, particularly when the existing house does not have these facilities on the ground storey already.


Changing the garage door to a window and in-filling walls is very straight forward and often Planning Consent is not needed.  If rights have not been taken away then this should be classed as Permitted Development.


Permitted Development rights also often allow for loft conversions, including attractive dormer windows to be built without needing Planning Consent.  Roof spaces are wasted spaces when left as dark drafty voids.  But insulate, strengthen the floor, fit plasterboard and provide some stairs and very quickly you have the most popular room in the house.  With attractive ceilings, good natural light and an en-suite shower room your loft conversion could be stunning.


The important things to consider with loft conversions are ensuring that there will be sufficient head-height and working out the best position for the new stairs.  Some roofs are better than others so each will need to be checked first.

Loft Conversions & Garage Conversions

Just because proposals are Permitted Development for Planning purposes, all conversion works for garages and lofts will still need Building Regulation Approval.  It is important to obtain drawings for this.  Some builders and ‘specialists’ will try to convince you that there is no need for drawings, legally they might be right (by using a Building Notice), but many building disputes are caused by cutting corners, easiest when there are no drawings.


Remember having drawings prepared by an independent architectural firm such as PBSC means you then have a sound basis for your contract with the builder.  Do not leave anything to trust or chance and keep yourself in control of the finished project.
