This is probably the best known service offered by a Chartered Building Surveyor. When you are buying a property you are recommended to have an independent Full Building Survey undertaken by a Chartered Building Surveyor to inform you of the building's condition, any defects and ultimately whether this is really the right property for you.
Have you ever considered that many people spend longer choosing a piece of furniture or household appliance than they do viewing their most expensive purchase to put these things in? How many times did you view your last house before committing to purchase? once? twice? 10-15 minutes each time? You're in the minority if it was much more. How about looking everywhere, we doubt that you would have been able to go into the loft (or perhaps even opened the hatch) or lift the drain covers?
Don't leave your investment to chance - a Chartered Building Surveyor can be your trained eyes and provide you with a report to explain their findings.
The cost will vary depending on the age, style, size and location of the property but in all cases we offer competitive quotations for our thorough and detailed reports.
A valuation might be required as a condition of your mortgage, and your mortgage lender will probably arrange for a valuation to be undertaken. DON'T be fooled, this report is unlikely to identify most of the defects or limitations that might be present. Generally this valuation is for the protection of the person with most financial interest i.e. probably the lender - not you!
PBSC do not undertake Valuations for lender's purposes; we’re here for You.
PBSC recommend independent 'Level 3' surveys.
